Adrian was very helpful in resolving a few issues when we arrived. We have stayed in this apartment several times now and it always lives up to our expectations - very quiet, close to the railway station and local shops - including the excellent new Aldi, 12 minutes away on foot. If you rent a car, parking on the street is very easy. Good size, professionally managed with a responsive host ( thank you David), well placed, comfortable bed, good shower, reasonably priced, what's not to like? I took my laptop and worked for half or so of most days ( it was January, nice weather 6/7 days but only warm mid afternoon) and the WiFi gave me no issues. It's an excellent base. It's not an amazing view ( nice enough though, see picture), not sea view, has a nice balcony but not the huge terrace with bbq like some others, but it had everything I wanted. It's just off Calle Las Yucas, which is the road behind the main Av Las Palmeras where many of the restaurants are, as well as the Mercadona supermarket, just up from the roundabout at Playa Bil Bil. Though the apartment itself is towards the bottom of a steep hill, the area is mostly flat, for Benalmádena. We stayed in Torequebrada last year, which is made of hills! If you like a bit of a walk along the beach, you can walk from Bil Bil to the Marina in about 30 mins ( would be more challenging in the summer heat) past several nice bars and restaurants. The free park is closer, which is large and well maintained with a few animals. The Selwo animal park is within walking distance ( it opens from February and was lovely when we visited last year). The sealife centre at the Marina is also worth a visit, though currently under some improvements. There is a bus stop on Av Las Palmeras which is regular , inexpensive and can take you to places like the cable cars ( I recommend for summer late afternoon), the butterfly centre ( lovely) and the Columbus 'castle' ( a walk from the bus is required, with hills). En segundo lugar haremos una valoración y una estimación sobre facturación bruta anual y estudiaremos el beneficio neto según su situación personal, en tercer lugar puede dejar en nuestras manos los trámites burocráticos y la preparación de la vivienda, le daremos el mejor asesoramiento para que su propiedad destaque y se diferencie con la oferta de la zona.
Nosotros podemos calcular la rentabilidad aproximada de su vivienda, pero tenga en cuenta que mientras mejores servicios y más detalles tenga la propiedad obtendrá mayor rentabilidad.
Sí, mandamos un modelo de contrato donde podrá revisar nuestras obligaciones como empresa y la de usted como propietario.

Nuestros servicios recogen desde la A a la Z en la gestión de alquiler vacacional, desde dar de alta la vivienda en la junta de andalucía cumpliendo todos los requisitos y siguiendo a rajatabla la declaración responsable y las actualizaciones del BOJA, reformas de vivienda, servicios de mantenimiento (fontanería,electricidad,jardinería…etc), gestión de reservas, check in / check out, limpieza, estudios de mercado y optimización de precios, seguimiento constante a los huéspedes, presentación de MOD 238, alta de huéspedes en SES hospedaje, seguimiento y control de calidad para huéspedes… etc.
La liquidación de las reservas se hace de manera mensual, se realiza a mes vencido entre el día 15 y 20 del siguiente mes.
Sí, los ingresos por alquiler deben declararse anual o trimestralmente, dependiendo de su situación fiscal. Le recomendamos que consulte a una agencia tributaria especializada, y nosotros podemos sugerirle una.

Sí, Damos de alta a los huéspedes en el momento que entregamos las llaves, utilizamos un software llamado Check in – SCAN para agilizar los trámites y volcar la información en la plataforma de SES-hospedaje
Cobramos una comisión del 20% + IVA sobre el importe neto de la reserva (tarifa por noche menos la comisión de la plataforma). La comisión exacta puede variar en función de la propiedad y sus ingresos anuales.
